Optimising a Business School with Mitsubishi Electric’s
Building Management System

As a leading business school in Europe since its founding in 1907, Paris, ESSEC Business School strategically established its Asia Pacific campus in Singapore to extend and augment its regional and international presence.

In 2015, this venture took the form of a new 5-storey building which was envisioned to operate in the most innovative, seamless and sustainable manner. It was a vision Mitsubishi Electric turned into reality.

Efficiency is key in monitoring and controlling equipment and ancillary facilities within a building. In practice, Mitsubishi Electric designed and commissioned the Building Management System (BMS), a versatile computer-based system installed in buildings which taps on a wide range of in-house products such as the L-Series Direct Digital Controller, Human-Machine Interfaces (HMI) and SCADA Software among others, maximizing compatibility while eliminating extensive liaison and minimizing operational cost. Furthermore, each dedicated Mitsubishi Electric engineer would be able to address a whole suite of issues at once, on the account of Mitsubishi Electric’s comprehensive array of products and services.

With the BMS’s unprecedented control capabilities, ESSEC Business School’s building owners and facility managers could monitor their wide range of equipment from air-conditioners, heaters, ventilators, lighting systems, power systems, security devices, IoT sensors, to energy and gas meters, through a single interface. Information acquired from the multifarious systems are visualized, in real-time, through trend reports and analysis functions such as maintenance management, energy management, utilities consumption monitoring, fault monitoring and status monitoring. This streamlined technology empowered ESSEC with insight into the dynamics, efficiencies and conditions of its building’s operations.

Quarterly Maintenance Service

Advancing in Tandem

Since successful implementation of the BMS, ESSEC continues to partner Mitsubishi Electric to manage its Non-Comprehensive Preventive Maintenance and Servicing, and perform regular troubleshooting to resolve detected faults and errors. Mitsubishi Electric also provides Quarterly Maintenance Service to review equipment and run checks such as:

1) Direct Digital Controller Panel
2) PLC Functional Check
3) SCADA Functional Check
4) Field Devices Control Functions

Thanks to Mitsubishi Electric’s internal research and development prowess, the options to upgrade or replace software and equipment where necessary, are also available to feed the ageing building with new leases of life.

Treading Extra Miles to Provide Sustainable Solutions

Due to the close and collaborative nature of this 7-year long partnership (and counting), ESSEC also consults Mitsubishi Electric upon facing intermittent challenges beyond the maintenance contract. For instance, when the building’s energy monitor and system monitor reflected inconsistent consumption readings, Mitsubishi Electric addressed the discrepancies and identified segments linked to its system. Upon pin-pointing areas where energy consumption was off the chart, Mitsubishi Electric proposed methods such as automatic power-offs to curtail pockets of excessive consumption. Since then, a logging system has also been established for ESSEC’s easy data-visualization and assessment, achieving reduced energy consumption.
